On-market sales have the edge
THE choice between selling off- market and selling on-market with a traditional sales advertising campaign really depends on someone’s individual circumstances and priorities.

While off-market sales offer privacy and possibly less stress, the limited exposure and lack of competition will almost certainly lead to a much lower selling price.
If price is important then a sales and marketing campaign is designed to generate wider interest and will most definitely lead to a higher selling price due to increased competition.
Excluding properties under contract there are currently only 374 established houses on the market for sale from Gordonvale to Palm Cove.
This lack of supply will create an immediate natural sense of competition with buyers especially if they are looking for something unique.
Just imagine what can be achieved if your agents are specialists in marketing and know how to generate maximum exposure so that your first open home attracts multiple buyers and more importantly multiple offers.
It’s important to ask yourself why an agent would suggest that you sell off market for a convenient price, especially when there is no guarantee the buyer will make an offer.
