Million dollar boom time

THE prestige market in Far North Queensland has had its best year ever, with the highest number of $1 million-plus sales ever recorded.

Towards the end of 2024, the measure for prestige property lifted above the $1m threshold to the $1.5m-plus price point, which is now more representative of prestige property in the greater Cairns region.

There were about 45 sales of single residential dwellings exceeding $1.5m in 2024 and about 35 sales to date in 2025.

While sales numbers have grown in recent years, it appears that the average sale price growth for prestige properties over $1.5m has been relatively stagnant.

There have been relatively few sales over $4m over the past 12 months in comparison with recent years post COVID, however, the volume of sales transacted over $2m has shown growth since 2021.

Recent sales include 3 Ragamuffin Quay at Trinity Park. Situated in the Bluewater Harbour canal front development, ‘The Island’ property sold for $4.05m in December 2024 and comprised a six-bedroom, six-bathroom, two-level residence with a three-car garage.

Built by the renowned Cairns builder Ash Mosely, it won the Master Builders best individual house over $2m and HIA best bathroom awards in 2016.
