A FLASH new apartment building is on the cards for Palm Cove in the Oceans Edge development.

Palm Cove Project Oceans Edge Pty Ltd has applied for a material change of use permit with Cairns Regional Council, which includes digital renders of the building planned for 4L Coral Coast Drive, Palm Cove. The 2648sqm block of land is next to the Sebel Palm Cove.

2Form Consulting Pty Ltd is behind the architectural designs for applicant M&Y Palm Group Pty Ltd. Palm Cove Project Oceans Edge Pty Ltd is the owner of the land.

An architectually-designed, three-storey apartment building with 18 apartments is proposed on the vacant property.

Aspire Town Planning and Project Services said the application sought approval for 18 flexible-use residential units capable of being operated as multiple dwellings and/or short-term accommodation.

“The architectural design, prepared by 2Form Consulting Pty Ltd, presents a high-quality, three-storey apartment-style development which adopts a contemporary tropical aesthetic and incorporates feng shui design principles to maximise orientation, airflow and landscape integration,” the application says.

The layout includes:

A centralised main entry lobby and internal lift access servicing all floors

Eighteen architecturally-designed apartments ranging from 114sqm to 210sqm internal floor area, each with spacious private balconies and open-plan layouts

A ground floor level containing car parking, communal reception and concierge space, a gym, sauna and wellness amenities

Provision for a future secondary entry point via Oceans Edge Estate, proposed to function as a controlled access point for both vehicles and pedestrians, complementing the main entry

A visually integrated utilities platform and multiple rainwater tanks positioned to the southern elevation, enhancing sustainability and stormwater management

Landscaped courtyards, shade structures and screening vegetation that support amenity, privacy and visual softening of the built form

Overhanging eaves and deep balconies designed to support passive cooling and shade, critical in a tropical environment.

“The development is appropriately located within the tourist accommodation zone under Cairns Plan 2016 v3.1, and benefits from proximity to Palm Cove’s tourism infrastructure and natural assets, including walking access to the beachfront, foreshore parks and public transport,” the application says.

“In summary, the development represents a contextually appropriate and architecturally responsive proposal that enhances the character and tourism function of Palm Cove while delivering high-quality flexible accommodation options.

“The proposal strengthens the local tourism offering and contributes positively to the ongoing evolution of the Palm Cove locality as a premier coastal destination.”
